What is the difference between a “spec” home and a “custom build”?
A “spec” home is a home that is built prior to being sold. Westridge Homes selects the lot and model to be built and holds the financing during construction. For a “custom build”, the buyer selects an available lot and specifies the desired model. While financing during construction is the buyer's responsibility, buyers of “custom builds” can personalize their home by choosing from a menu of standard options and upgrades.
Who do I talk to about financing for a new home?
There are many lenders that offer financing programs for new construction. Westridge Homes can offer you a list of Westridge approved Lenders or you may use any lender doing business in the State of Michigan.
Is it possible to reserve a lot while trying to decide on a home?
Depending on lot availability, buyers are able to reserve a lot for a limited period of time. To reserve a lot, the buyer must sign a Homesite Reservation Agreement and submit a $500 earnest money deposit. The earnest money is held in a non-interest bearing escrow account and is refundable up to the expiration of the lot reservation. Once the buyers have an offer in place on the actual home, the earnest money is applied toward the earnest money deposit on the home.
What is included with a Westridge Home?
Westridge Homes provides complete home packages that are move-in ready. All prices include the lot, concrete driveway & walkway, all utility hook-ups, central air, and a two car attached garage, in addition to many other standard features.
What is not included in a Westridge Home?
Westridge Homes are move-in ready, however Westridge Homes does not provide a finished grade, seed or sod, an allowance for the refrigerator, toilet paper, and towel holders, or a deck.
If I have decided on a subdivision and a model, what do I need to do to have them start building?
Westridge Homes will start building your desired home once an offer is written and the terms are agreed upon, provided final plat approval has been given to build in your chosen subdivision/phase.
How soon after an accepted offer can I expect to see construction begin?
Generally, the building process will begin within two weeks of a purchase agreement being finalized. After receiving all of the required building permits, which usually takes two weeks, physical construction of your home will begin. Within about 3-4 weeks after the accepted offer (weather permitting) you should see your lot staked and basement dug. When opening a new subdivision or phase of a subdivision, production orders are determined by the date of acceptance of an offer.
What is the time frame I can expect for completion of the home?
Typically, homes are built within 120 days, provided the lot within the subdivision already has final plat approval and there are no unexpected building delays, such as inclimate weather.
Can I visit my home during construction?
If accompanied by your Buyer's agent or a Westridge Homes employee you may visit your home. ** IMPORTANT: Your project will be an active construction site. For your family's safety, you must wear a hardhat and proper footwear. No children are allowed on the construction site prior to the interior of the home being painted.**

Can I make any changes to the floor plan?
Generally, Westridge Homes does not permit modifications to their floor plans, but there are multiple floor plans to choose from that will fit a wide range of lifestyles and tastes.
Can I make choices with my colors and options?
There are many standard selections that can be made including: siding, shingles, carpets, vinyls, and counter tops. ** With a “Spec” home you may have few or no selections that can be made, depending on how far the home is into construction.**
Prior to construction there are numerous upgrades and options to choose from on the “Optional Features List.” In addition, prior to construction you'll have an opportunity to further customize your home through Westridge Homes menu of options & upgrades. Your sales person will guide you through both the product selections and the available options for your home.
How soon do I need to have my optional features & product selections done?
Many of the optional features need to be selected prior to construction and product selections must be completed within 2 weeks of an accepted offer (provided you have chosen a lot with final plot approval). **There are absolutely no changes allowed after week 8 of construction.**
Do I have choices in lights and appliances?
At the time of your product selections you will be given a light list. You can pick your lights from any one store in the Lansing area, provided the store does not require a deposit for Westridge Homes to order the lights. If lights are chosen from more than one store, it is the customer's responsibility to deliver the lights from the additional store.
The allowance is $750 for a two story or $500 for a ranch. Currently, the Westridge appliance allowance is $1100 for your range, microwave and dishwasher. You will be given an appliance form with instructions at the time of product selection.

Can I make changes to my electrical plan?
Depending on the stage of construction, you may be able to move your cable and phone outlets from the standard Westridge placement, in addition to choosing from the electrical upgrades on the options menu.
If my offer states I have a home inspection, should I pay for one?
If your offer is contingent on a home inspection, you may opt for one at your own expense. However, all homes go through 5 separate inspections by city or township building inspectors prior to being granted occupancy. Additionally, Westridge will provide a walkthrough within a week prior to your close. At the walkthrough a Westridge supervisor will explain many of the features of the home and make sure the home is complete to your satisfaction.
Where will I close on my new home?
The closing will be set after the home is complete and you have had your final walkthrough. Please consult with your sales person for the closing time, place, and what you need to bring to close on your new home.
Who do I call if I have a problem with my home after close?
You are provided a one year Westridge Home Warranty from the time you close. Even after that, many of the products and systems in your home will have much longer warranties (please consult your Westridge Homes Closing Information for details on your warranty). If you have any problems, Westridge has a Warranty Supervisor that will assist you after your closing. Westridge will also do a 3 month and 11 month check-up to make sure your home is in top condition.

Will Westridge grade my lot?
Westridge Homes provides a rough construction grade upon completion of your home. A rough grade ensures your lot slopes away from your foundation for a distance of 14 feet. The grade is done to your local building inspectors' specifications and is inspected prior to being issued an occupancy permit. The rough grade is one of the most important factors in keeping your basement dry. As the name indicates the grade is rough and may not be suitable for installing your lawn.
When will my home be completed?
Westridge Homes can provide you with an estimated completion date. The completion date is typically 120 days from breaking ground. This date is an estimate only. A number of factors that are outside of the control of Westridge Homes may impact the actual completion date of your home. These factors may include the weather, local governing bodies, utility providers, and material suppliers to name a few. The completion date is the day by which we will receive an Occupancy Permit from your local building inspectors. Your closing date will typically be held a week after occupancy is received.
